Initially, WMII, will do a cursory review of the basic project details to determine whether or not it has merit and a good probability of success in its current form and if it warrants more time and effort on our part. If the project meets our internal guidelines, then we would express our interest in continuing to work on the file in a consulting capacity. If not, we would simply decline to take on the property or project and there is no further obligation from the client.

However, if we agree to take on a project, we will enter an engagement agreement with the client for our consulting services. The services we will offer will be: to provide professional advice, skill and knowledge to the client.


Furthermore, we will work closely with the client, underwriters and investors to structure or restructure the transaction into a more viable and feasible transaction that will not only be more beneficial to the client but also have greater investor interest and a higher probability of successful funding. At this stage, our affiliate, Westshore Mortgage & Investments Co., Inc. – a Licensed Mortgage Broker d/b/a will have identified an interested investor(s) and therefore will be authorized to present a loan term sheet/financing proposal to the client for review and acceptance. This term sheet/loan proposal will detail all of the pertinent information related to the financing proposal offered by the investor.


Upon written acceptance of our affiliated mortgage company's term sheet/loan proposal, Westshore Mortgage & Investments Co., Inc. will then engage the client to take over the loan file and formally package, place and process the loan. This will include the preparation of a formal LOI to come directly from the investor to the borrower, within 24 to 48 hours of acceptance of the term sheet. Upon acceptance of the investor's LOI the investor will schedule a site visit for the project/property to occur within 5 to 7 days thereof. Formal due diligence will commence immediately following the site visit and the commitment could be received in as little as 2 to 3 weeks thereafter. And finally, closing could take place in as little as 4 to 6 weeks from the date of the execution of the commitment.

We generally charge a fixed price for our consulting services. However, some projects can occasionally be quoted at an hourly rate. We often recommend to new clients that they consider this per-project option during an evaluation phase. New clients also use our fixed price consulting option when they need immediate assistance.
